This page provides answers to a number of frequently asked questions. There is Guest Information available in our apartment and once you have booked we will send you an information pack to help you make the most of your holiday.
Q
We get a number of questions on the Security Deposit.
  Why do I need to pay a Security Deposit?
Firstly, we need to make it clear that this is not simply an additional form of income. Nothing makes us happier than a letting where the guest have a good time, and leave our apartment the way they found it and there is no deduction from the security deposit. This occurs 99.5% of the time. Unfortunately accidents do occur and, even more unfortunately, a very small minority of people feel that they can abuse the apartment. Therefore the security deposit is necessary and mandatory. We will not let our apartment without the “safety net” of the security deposit.
What are the most common reasons for deductions from the security deposit?
In broadly the most common order (most common first!)
  • Excessive garbage on departure; (There is a Rubbish compactor on site if you have excessive garbage)
  • Excessive cleaning required;
  • Broken or missing inventory items;
  • Spills/Stains on stove. Stove not cleaned (ie excessive cleaning);
  • Holes or tears in balcony screen enclosure;
  • Blocked toilets due to excessive paper and sanitary items etc flushed down pan;
  • Excessive electricity bills (caused by trying to cool the whole of Florida by leaving the doors & windows open with the air conditioning on!
  • Non removable stains on sheets and towels – blood/bleach/permanent makers, etc;
  • Carpet & furniture spills that require professional treatment;
  • Relocation of furniture/bedding to original position;
  • Loss of keys
  • Late check out;
  • Non-emergency call outs;
  • Damage to property - walls, cupboards, etc;
  This is not an exhaustive list (you’d be surprised what people get up to!) but does cover most eventualities.
Q
Is there a telephone in the apartment?
Yes.
The phone is restricted to local calls (no charge) and free calls (1-800, 1-888, 1-866, etc). No other numbers will connect. We strongly recommend that you purchase a calling card to use during your stay. These can be purchased from most convenience outlets and come in multiples of $5. You simply dial a free phone number (1-800), type in your card number and then the dial the number you wish to call. Note: the telephone number of the apartment will be advised to you after booking.

Are towels supplied?
Yes.
We supply bath towels. But we do ask that you bring your own pool towels. Alternatively, you can of course purchase them in the local stores in Florida – they can be purchased from about $4
Q
I need Internet access.
If you are taking your own laptop you can get a IP connection through the sundry shop on site, their is a small charge for this. They also have an internet room which you can purchase air time for, this can be used for checking emails and browsing the web it also lets you print out any information. If you are using Dial up with your own computer it is best to check with your supplier before you go for a local number we can provide information about dial up connections from our condo if required.
Alternatively, there is free internet access at the local Public Library. The local library is located on 192. From Windsor Palms, turn left on the 192 and the local library is next door to the second Publix store on the right a couple of miles up the road. It is very easy to use and the staff are very helpful. This service will let you check your email account if you have your internet account information. Also, you can view web sites of your choice.
Q
Does the apartment have any pool toys &/or kids games?
  There are a limited number of pool toys (such as floatation devices, etc) which are kept in the Secon Bedroom cupboard These tend not to have a very long life and many guests buy them and leave them behind. Therefore it tends to be 'pot luck'
The property has a small (but growing) collection of Videos & CDs. There are also several paperbacks in the property. There are games, inc board games available at the club house.

How do I get to Windsor Palms?
  DIRECTIONS FROM SANFORD AIRPORT
  On leaving the airport follow signs for US Highway 417 South, also know as the Central Florida Greenway and signed 'Area Attractions. Stay on this road for approx 40 miles. This is a toll road so you will need $ US change for the booths. Continue on this road to Junction 2. Exit at junction 2 marked 'Celebration', at the traffic lights turn right and follow the signs to US Highway 192 also known as Irio Bronson Highway. Continue to the traffic lights (Watermania will be in front of you), turn left onto Highway 192 heading West, continue for approx 3 miles. You will pass a huge wizard on a shop roof on your left hand side, turn left at the next set of traffic lights onto Formosa Gardens Blvd. This road is signposted 'Splendid China', you will see the large dragons. Continue on this road for approx 2 miles passing Formosa Gardens Shopping Village this is where you will collect your keys, Formosa Gardens, Rolling Hills and Indian Creek villa estates. On your right hand side you will see the palm tree lined entrance to Windsor Palms.
